How We Detect Leaks (The High-Tech Way)

Plumbing used to involve a lot of guesswork, sometimes called "exploratory surgery", where walls were opened up just to find a single drip. We do things differently. By using a suite of non-invasive tools, we can pinpoint a leak's location before we ever pick up a wrench.

  • Thermal imaging. Our infrared cameras "see" the temperature differences behind your walls. Since leaking water is usually a different temperature than your drywall, it creates a "thermal signature" that leads us right to it.
  • Electronic acoustic sensors. If you have a leak under a concrete floor (a slab leak), we use ultra-sensitive microphones to listen for the specific hiss of pressurized water escaping.
  • High-definition pipe cameras. For drain or sewer issues, we send a waterproof camera into the line to see exactly where a crack or tree root is causing the trouble.
  • Moisture mapping. We use professional-grade meters to see how far the water has traveled inside your walls, which is key to preventing mold from starting.

Why Our Pipes Are Prone to Leaking

If you feel like your house is "unlucky" with leaks, it might actually be the ground it’s built on. San Jose sits on expansive clay soil that acts like a sponge; it swells during rainy winters and shrinks during dry summers. This constant tug-of-war puts a massive amount of stress on the main water lines and the plumbing under your foundation. Over time, this shifting is the primary cause of slab leaks in our area.

On top of the moving soil, our local water is quite hard. The minerals create a rock-hard scale inside your lines. This buildup doesn't just slow down your water; it creates "hot spots" that eat through copper and galvanized steel, leading to pinhole leaks. If your home was built between the 1950s and 1970s, your original infrastructure is likely reaching the end of its lifespan. We often recommend PEX repiping for these homes because it’s flexible enough to survive the soil movement and won't corrode like metal does.

Red Flags: When It’s Time to Call Us

Addressing a leak early can save thousands of dollars in property restoration and mold remediation.

You should give us a call if you notice:

  • Sudden spikes in the water bill. If your bill increases without a change in usage, you almost certainly have a hidden leak.
  • Temperature changes. A specific spot on your tile or linoleum feels strangely warm (a classic sign of a hot water slab leak).
  • The sound of running water. You hear a hissing or rushing sound even when all your faucets are turned off.
  • Mystery stains. Yellowish circles on the ceiling or bubbling paint on the baseboards.
  • Damp yard spots. A patch of grass that is always green or "spongy" even in the middle of a dry summer.

A Quick Tip on Maintenance

While it’s tempting to try a DIY fix, be careful with those store-bought chemical drain cleaners. They are incredibly acidic and can corrode your pipes from the inside out, turning a simple clog into a major leak. To protect your home long-term, consider having a water pressure regulator installed. If your water pressure is too high (anything over 80 PSI), it’s like a ticking time bomb for your valves and older pipes. Keeping the pressure in the "safe zone" is the easiest way to avoid a middle-of-the-night emergency.
